Ponding Water Checks
Ponding water is a concern that flat roof building owners are likely to experience. It occurs after a storm or heavy rain, when water collects in pools on the roof instead of properly draining. If the ponding lasts for more than a couple of days, it is time to call us for an inspection and estimate. Shingle InspectionsDamaged, loose, or missing shingles allow water infiltration. Also, old shingles that have had their ceramic granule coating worn off will be less effective at resisting UV rays, hail, and less able to resist moss growth, too. Seam and Seal Checks
Your flat roof should be inspected often, even if you do not see any signs of water leaks. One of the many things that we look for in our flat roof inspections is if your roof has deteriorating seam joints. Many times, the adhesive or hot air weld can become compromised over time or after the membrane starts losing its plasticity, and this can lead to leaks. We inspect the seams of the flat roofing membrane to ensure that they have not become unsealed. Water finds a way in under loose seams and becomes trapped. This can lead to structural damage that will cost you money and time in repairs.

FlashingFlashing is the metal pieces that help to seal off roof penetrations, roof valleys, or the edge of the roof (drip edge) and it protects the decking from water infiltration. They are especially important for features such as skylights and chimneys. If flashings were installed incorrectly, or have since become compromised, it can be a major source of leaks and water infiltration. We check the condition of the flashing around each of your roof's features. Our roof inspector will check if it was correctly installed, if the seal is holding up, or if it needs to be touched or up or redone.

How often should your roof be inspected?
Flat roofs should generally be checked twice a year, usually spring and fall. This will make sure the roof is in good condition between stormy seasons. Flat roofs are generally inspected more often than sloped roofs because they are less visible. If something punctures the roof, or a drain becomes clogged with debris, it is not as easy to tell as it is for a pitched roof that can be viewed from the ground. Biannual roof inspections catch issues like adhesive that is drying out, a membrane that is getting dirty and losing its reflectivity, and punctures from fallen limbs, foot traffic, or other impacts.
