What Makes Metal Roofing a Great Option?

In the past, metal roofing was often reserved for barns and other less-visible structures. Now metal roofs can boost curb appeal and find their place front and center, with decorative options like painted standing seam panels and metal shingles that can look like clay tile or cedar shake and other traditional roof styles. Metal roofs can be installed on a range of slopes, from low-slope and almost flat, to pitched roofs. In addition, metal roofing made of steel, zinc alloy, copper, or aluminum is a lightweight option, which is perfect for either being a second roof, or for buildings that may want a slate or clay tile but cannot take the weight. For clients who want a slate or clay roof, they have the option to go with metal shingles that look like slate, Spanish tile, or clay tiles but without the weight.  Metal roofing is versatile and suitable for many types of buildings, locations, and styles.

Metal Roof Installation and Replacement

Metal coatings have improved in the last decade which will allow these roofs to last longer by repelling UV rays and moisture.

Standing seam roofs are the longest lasting roof, and it comes in a variety of metal and color options. Standing seam metal roofs are usually preferred over exposed fastener metal roofs. This is because exposed fasteners need to be inspected yearly to ensure the fasteners are secure and the washers are in good condition. Standing seam panels hide the fasteners and protect them from weather and if they did back out, the hole is hidden from rain and snow. 

Metal Roofing Repairs and Maintenance

Metal roofs are resilient and resistant to fire, wind-damage, and strong storms. However, sometimes heavy hail can cause a dent that compromises the galvanized coating. Touch ups may be recommended in this case to restore the waterproof coating that will keep the metal roof from rusting. If you have an exposed fastener metal roof, we can inspect it and replace any missing fasteners and worn out washers.

Most leaks occur at flashings around roof penetrations, at seams, or where panel fasteners have backed out. With the passing of years, fasteners have a tendency to back out of their seated position - usually due to wind uplift and vibration of the panels. Oxidation can also occur when the protective coating has worn away. If the oxidation damage is on the surface only, it can be wire brushed or sanded out then repaired with metal primer followed with paint the same color as the roof. 

Another way to keep your roof in great shape is preventative maintenance like routine sealing and painting. An old metal roof can benefit from an elastomeric or silicone coating. This is great for exposed fastener roofs as the coating provides a single impervious surface across the entire roof. Painting metal roofs not only improves its UV resistance, and curb appeal, but can also help keep it rust free and lasting for decades.

How much more does a metal roof cost than a shingle roof?

When considering what roof you want, a major factor is cost. However, sometimes even cost is not a simple metric, for there is the upfront cost - how much you are paying to install the roof, and then long-term cost - how much maintenance it will need, and how long it will last before you need to pay for a new one.

Some metal roofs benefit from maintenance like painting and sealing throughout their lifetime to stay looking its best and resistant to corrosion. Shingles generally are not sealed (although shingle sealing and shingle rejuvenation are options) but that does mean the full roof is usually replaced once the shingles are worn down. 

For comparing how long they last before the entire roof needs replacement, we will look at high-quality asphalt shingles (the kind that Skyward Roofing uses), and standing seam-type metal roofs. While asphalt shingles can last as long as a metal roof, it is the max life of a shingle and the minimum expected lifespan of a metal roof. On the upper end, asphalt shingles can last for about 25-35 years. A standing seam metal roof, though, has a life expectancy of about 40-75 years. In the long run, a metal roof can help save you money if you plan to be in your house for a long time or want to pass it on to your kids.
