While it can be obvious that a roof needs repair when it is leaking, sometimes there are times other than an active leak that indicates your asphalt roof needs preventative maintenance. Shingles that are missing or damaged, are leaks waiting to happen. Getting ahead of it will help prevent problems like moisture intrusion and damaged attics. We can check out roof leaks, shingles curling on the roof, broken shingles, bald spots (missing ceramic granules) or storm damage. All of these faults will only grow worse over time, but we can provide a reasonable estimate to fix them before the next storm.

The Importance of Granules on Asphalt Shingles

If you notice large amounts of granules coming through your downspouts, it may be time to check the condition of your shingles. These look like hard round grains the same color as your roof. If there are lots of these ceramic granules missing from shingles, piling up in the gutters and coming out of downspouts, with bare spots starting to appear on the shingle, it indicates an aging roof that needs to be replaced. Ceramic granules cover the top of the asphalt shingle help prevent detrimental effects from minor collisions with blowing debris and disperse the sun's UV rays, reducing damage. When a lot of ceramic granules are missing, the shingle will appear bald and will be more susceptible to damage.

Post-Storm Roof Inspection

Not sure if you need roof repair after the last storm? Roof inspections are performed by our senior team members, who draw on their background and extensive experience to check for any issues. If you have a leak, they will track down the source of the leak. They will also quote the most cost-effective fix that will repair all your roof's problems. We also offer roof inspections with write-ups to submit to insurance and for buying or selling a house or commercial building.

Comprehensive Roof Assessment

Pest problems can also compromise a roof's integrity. One family whose roof we went to check on were complaining about hearing buzzing sounds in the walls but couldn’t see any bees or hornets entering the outside walls so figured they were getting in at the eves. When we checked the attic, we found 16 hornet nests. The roof had several soft spots at the eaves, allowing the insects to chew their way in. Not only did this family need a roof repair, but they also had to call a pest service.

Residential and commercial clients have 3 options of asphalt shingles to choose when replacing an aged roof. In essence, the quality can be considered to go from good, to better, and finally best.

While they were once the default shingle and can still be found on houses that have not had their roof replaced in a while, 3-tab shingles have been practically discontinued. These shingles used to be the most commonly-used shingle, but new advancements have made them an outdated option, and now architectural shingles are the go-to basic shingle.

Dimensional or architectural shingles are laminated shingles, multi-layered to produce a 3-dimensional look on a roof - providing more texture than the phased-out 3-Tab shingles. These shingles have replaced 3-tab shingles because they are thicker, more wind-resistant, and last longer. Their multi-layered construction gives an aesthetically pleasing shading effect to the roof. If you want architectural shingles but are concerned with a certain issue like hail, performance shingles may be for you. They have different features and benefits to address a variety of issues. If you are concerned about a specific issue, you can choose a shingle that will withstand that better than standard shingles. Some things that these shingles get boosted performance in are fire-resistance, wind-resistance, and resisting algae growth.

The most expensive type of shingle is Premium, or Designer, shingles. These are often made to look like a natural material, such as cedar shake, slate or tiles, but require less maintenance and have a simpler installation process than those materials. These shingles are also the most durable, are heavier which helps prevent wind lift, and have a better protective top shield. While designer shingles cost more than architectural shingles, they usually have longer warranties as well because they are a substantial shingle with improvements in the areas of impact resistance and UV-ray reflectivity, which means they have a longer life span. Luxury shingles are the most expensive type of asphalt shingle available, but they can add a really neat and unique look to your home.

Our roof inspections are based on a very thorough checklist that ensures we cover every area, looking for evidence of faults. Most roof problems will have a visual component - all we have to do is know what to look for and find it.  These faults can be explained and pointed out to our clients if they are in plain sight from the ground. However, when they are not, pictures will be taken.

There are many reasons an asphalt roof may prematurely fail. It could be from catastrophic storm damage, improper installation, misalignment of the shingles, or poor attic ventilation. Sadly, too often improper roof installations take some exposure over time for leaks to show up, and sometimes that inexpensive (and inexperienced) roofer has moved on or is out of business, making the company's warranty useless. That will never be an issue when you hire our roofing company - we are based right here in New York. We have been working here for decades, and live here, too.

How are the total costs of repairing or replacing a roof determined?

First, we will assess what absolutely has to be fixed. Next, we will see what the client's priorities are - they may want to switch to a new roof material, or want the smallest patch possible. We factor these plans and desires in, and consider local zoning guides, the condition of the roof deck, and age of the existing shingles. The price quote is unique for every client, and we make sure to give our clients accurate cost estimates before we begin work.

We will give you the tools you need to decide what’s best for your property. The written assessment and estimate for our shingle roof installation, replacement, or repair services will give you a clear picture of what to expect. We encourage you to reach out to us for any questions that may arise, but other than that we will provide you a free estimate and will not hound you.

Why do asphalt shingles have those granules on them?

Ceramic granules cover the surface of the shingle and help extend its life in a few ways. Sometimes the granules are coated in a specific substance to help prevent mold or moss growth. The granules also protect the asphalt surface from UV rays. By covering the tar and dissipating the sunlight, the shingle's waterproof surface lasts much longer.
