EPDM Roofing is a very durable synthetic rubber roofing membrane, made out of ethylene propylene diene terpolymer. It is also known as "rubber roofing" and is used on many commercial roofs across New York City. The membrane’s primary ingredients are derived from oil and natural gas so its cost will rise and fall with the energy market. EPDM is great for both residential and commercial roofs, as an economical, tested and proven flat roof membrane option.

Benefits of Rubber Roofing

EPDM roofs are quick and simple to install, and one of the most affordable flat-roofing systems available.  It is easy and efficient to install, and thus requires less labor and downtime than some other flat roofing systems. An EPDM roofing system can be installed with adhesive to the roof deck ("fully adhered"), mechanically fastened (attached to the roof deck using special screws), or ballast (a few inches of rounded gravel on top to hold it in place), or a mix of all three. They have been in use for decades and many are still going strong.

This long-lasting single-ply membrane roof uses adhesives to adhere seams to each other for fast and flawless installation. EPDM comes in black, which helps reduce heating costs and condensation issues, or in white to help reduce cooling costs and meet Energy Star guidelines or conform with local building codes. This synthetic rubber roofing is versatile, long-lasting, and affordable.

EPDM Installation or Replacement

EPDM roofing is installed by rolling the membrane out like a carpet on the rooftop and pulling it flat and straight. It is then fastened and secured either mechanically using specially-designed screws, or fully-adhered with an adhesive along the entire length to the roof deck, or with ballast spread across the top. Among the single-ply membranes on the market, EPDM is available in the widest rolls which makes it a great option for large roofs. Less seams and less rolls used means less potential areas of failure and less material cost. Rubber roofing comes in both black and white, and both resist sun damage well. The white color is more heat-reflective and ideal for southern climates. All methods of attachment will have seams of the roofing membrane sealed with liquid adhesives or specially formulated tape.

To extend the life of your flat rubber roof, have a licensed roofer perform periodic maintenance and check for punctures, seam gaps, and storm damage. EPDM roofs are well known to be durable enough to last 30 years or more, so repairs are economical and well worth the effort. Maintaining and inspecting a flat roof is easier than a sloped roof, in some ways, since it can be safely walked on. However, the roofing system is complex, and because it is a low-slope surface, proper water drainage is essential. The roof surface also has a tendency to accumulate any leaves and debris that is blown onto it, and can get dirty from algae growth. 

Generally, inspecting your roof before each stormy season will help prevent leaks and catch any issues early enough to prevent large, widespread leaks. Cleaning gutters regularly will ensure drains don't get clogged with trash or debris, and keeps water flowing off your roof as it should. Standing water and backed-up gutters can be very detrimental to the health of your roof.

EPDM does not become brittle over time from sun exposure, unlike other membrane roofing systems. It stays strong and flexible, and repairs are also more simple since they don't require specialized tools. Patches can be adhered with EPDM adhesive, instead of the requisite heat welding of PVC and TPO.
