Polyurea roof coating is an elastomer which has the properties of a synthetic rubber in allowing flexibility as the roof substrate expands and contracts during temperature fluctuations. The white coating reflects as much as 92% of the sun’s UV/heat rays away from the building - keeping the inside cooler, reducing energy costs.  By maintaining the roof’s coating through periodic inspections and renewal of the coating when necessary, the life span of the roof could last as long as the building. 

Elastomeric polyurea coatings are great for flat roofs, metal roofs, and other kinds of roofs for several reasons. The coating is sprayed evenly over the entire roof, sealing penetrations and flashing, and helping seal small cracks. For instance, some metal roofs have exposed fasteners. Elastomeric coatings will cover these a with a flexible, waterproof membrane, preventing leaks around small gaps that may develop around the screws and washers.

Some roof coatings help membrane roofs to stay pliable after the original plasticizers are starting to dry out.
